Premium Price for a Basic Beach Dwelling

A timber and corrugated iron beach hut, situated on the sands of Abersoch in Gwynedd, has been listed for sale at £200,000. Despite its lack of electricity and running water, Beach Hut 7 commands a price tag just £15,000 below last year's average house price in Wales. This particular hut, rebuilt in 2023, is one of only 17 located on the desirable right-hand side of the Llŷn Peninsula's coastline.

High Demand Expected Despite High Cost

Rhys Elvin, the estate agent handling the sale, anticipates significant interest in the property. He highlights that owning such a hut means possessing a freehold piece of the beach, a rare opportunity. Owners are also responsible for council tax, approximately £800 annually, and some huts even require seasonal excavation from the sand. Nevertheless, six-figure sums for beach huts in Abersoch are not uncommon, with similar properties recently listed at £200,000 and £150,000.

Elvin commented, "There's always demand for them... It's something that will never go down in value, you hope. It's a rare thing to be able to own, you technically own part of the beach. It's freehold property."

Abersoch: A Desirable Coastal Location

Abersoch is a popular destination, particularly for affluent holidaymakers, drawing visitors like former footballer Kyle Walker and Coleen Rooney. While its year-round population is around 600, it swells to 30,000 during the summer months. The area gained attention earlier this year when local residents successfully challenged a council initiative targeting second home ownership in Gwynedd, a county with the highest concentration of second homes in Wales.

Property values in Abersoch can exceed £1 million for houses, reflecting the area's desirability. Further along the coast, a three-bedroom semi-detached property or a two-bedroom detached bungalow might fetch £200,000 in Denbighshire.

Limited Supply on Sought-After Stretch

All beach huts in Abersoch are restricted from having power and serve primarily as basic shelters for beach users and their equipment. While beach huts frequently become available in Abersoch, Elvin noted that a listing on the highly sought-after right-hand side of the beach is rare, stating, "We've not seen one for years." This side features only 17 huts, in contrast to approximately 50 on the left side.

Elvin reported good initial interest and expects the buyer to be someone who already owns property in Abersoch, seeking convenient storage for water sports gear, boating equipment, and beach essentials, as well as a place for shelter. Best and final offers for the hut are due from July 1st.
